Rapidan Property Services was founded with a single mission: to give rental property owners and managers a dependable, professional maintenance partner they could actually rely on.
Through first hand expereince managing rental properties — cobbling together multiple vendors for cleaning, repairs, and lawn care, with inconsistent results and no single point of accountability. We built Rapidan to solve that problem.
Today, we serve single and multi-family properties across the Fredericksburg region and surrounding counties, working as a seamless extension of our clients' operations. Our team is experienced, background-checked, and trained specifically for the demands of rental property work.

Our History
Our Story
Our experience in property services began in 2003, when our family started managing our first rental property. At the time, we were learning what many landlords quickly discover: owning a rental property is a major investment, and protecting that investment requires dependable maintenance, responsive service, and attention to detail.
As a military family, we faced added challenges. Deployments, moves, and time away from home made rental property ownership even more demanding. We learned firsthand how difficult it can be to manage a property from a distance, coordinate repairs, prepare a home for new tenants, and ensure tenants are living in a safe, well-maintained environment. Like many property owners, we learned some lessons the hard way. But over time, we developed the systems, skills, and practical experience needed to care for rental properties the right way.
That experience became the foundation for our company.
Today, our family brings more than two decades of hands-on rental property experience to landlords, property managers, and real estate professionals throughout Central Virginia. My sons, who are actively involved in the business, grew up working on and maintaining our family's rental properties. They understand the importance of quality work, reliability, and treating every property as if it were our own.
